Election Day at Rock Springs Ridge


After the last HOA meeting, it was learned that Specialty Management, an HOA management company that has worked for RSR for more than two decades, has terminated its agreement.

In its letter to the RSR HOA Board of Directors, Specialty states:

“At this time, we believe the current business relationship our team has with Rock Springs Ridge is not sustainable under our current agreement and it is in Specialty Management’s best interest to direct resources to other business opportunities.

He also left open the possibility of restructuring the deal with a new board.

“IIf the newly elected board is interested in discussing ways to restructure a new deal that works well for both parties, we would welcome the opportunity.”

Current board chairman Gary McSweeney also weighed in on the election. His opinion is that a new council could not advance the letter of intent he has with the golf group.

“We have successfully persuaded the golf group to give RSR time until the election date to accept the letter of intent, after which their offer will likely be withdrawn. The GG valuation received for the golf course is $18 million (undeveloped) that they wish to swap debt free with RSR for their acquisition of 51 acres of vacant Kelly Park land that is forged with annual liability ownership issues for our community. will likely not continue these negotiations with a NEW board that has NOT been actively involved in these negotiations for the past 14 months Everyone realizes that now is NOT the time to introduce new directors with no vision or plans alternatives for the future of RSR in negotiations Michelle took the initiative to contact the residents of Sand Wedge Loop inviting them to I met with her and I with a representative of the group Golf to discuss a final update to the GG LOI offer submitted earlier last week. This update has improved their previous 200ft LAN offering. Unfortunately, they refused to even meet and discuss this improved offer. Apparently they are not interested in addressing and resolving this issue on negotiated terms other than their own way, which is of no benefit to the other 1,308 owners in our community. This matter will be resolved by a Letter of Intent vote or HOA Board of Directors election at our HOA Annual Meeting on April 5, 2022. See you there.

Current board member Michelle Chase also posted her thoughts on social media ahead of the election and revealed in the post that she and McSweeney were paying an attorney to advise them on HOA matters despite paid representation from HOA.

“BALLOTS AND PROXIES HAVE ARRIVED! Please pay close attention to the instructions, you MUST SELECT 4 candidates or your vote will not count! I have heard conversations in the neighborhood about voting, house cleaning, etc. EXACTLY WHAT THE OPPOSITION EXPECTED AND HOPE FOR! Gary and I have never wavered in our position and persevered through all of the opposing side tactics, and there have been acts that we will not disclose at this time No one on this board wants HOA fees to increase and I believe we have proven that we can more than afford the property and no increase in HOA fees is necessary Gary and I are both dedicated to preserving this green space, quality of life and the improvement in the value of properties and this can only be achieved through ownership. Ownership of land establishes RSR. No development in our inland roads, ownership of 319 acres of land, and well maintained grounds to give RSR an instant youthful boost, which to he alone will increase the value of each. Land ownership is a GUARANTEE to protect the community against development, additional traffic and loss of property value. Gary and I stayed focused and strong for that very reason. The only other way to access property is to appraise each home for $6-7,000. So on the opposite side, as a resident who has invested heavily in my home, I ask you what is your plan to increase all of our home values? An abandoned horror that remains because the status quo won’t make it, threats of continued development don’t increase the value or quality of life. Do you personally guarantee that no building inside RSR will EVER be built? If this land acquisition is not completed and they are given greater development rights from a judge is it sorry I didn’t think this would happen to fix the losses the community would incur in losses and the community forever changed? FACTS 1. Land ownership is affordable 2. HOA fees do not need to be increased due to land acquisition 3. With this offer we will still bank millions, just over time, but we will have more than the latest long term offer 4. Ownership is guaranteed protection 5. POND LINER LIFE 200-400 YEARS 6. POWER OF ATTORNEY DOES NOT EXPIRE 7. 12 ON SAND WEDGE ARE OFFERED A 200 FT (ADDITIONAL 1/2 ACRE TO NOT LOSE PROPERTY VALUE) 8. Golf group accepted yesterday at a masonry wall behind the 1/2 acre given to them (LAW to be updated) 9. The golf group yesterday agreed to an additional landscape allowance for the 12 (LAW to update) 10. Gary and I split $400 per hour attorney for HOA legal advice (we don’t get any direction from our HOA attorney) 11. It was my advice not to have contact with the golf group during their negotiations. So, not our attorney. However, the negotiation was over as the meter was rejected entirely. 11. It’s a win-win situation for everyone 12. Gary and I have proven that we won’t be discouraged. Restore the ability to interact effectively with people from a wide variety of backgrounds. ethnic and socio-economic backgrounds, as well as the ability to work effectively with all Rock Springs residents.

Subject – Communications

Will provide detailed, truthful and accurate communications and will not withhold any documents from residents who are not restricted by law. Will help clarify direction, role and responsibility and build strong relationships with our stakeholders. Will only use social media or Next Door to communicate and inform residents about HOA activities – and not to threaten, intimidate or intimidate residents. HOA information, minutes and important details will still be available and communicated through the RSR Portal in a timely manner.

Purpose – Financial Responsibility

We pledge to repair our fiduciary responsibilities and manage all expenses as if they came out of our mother’s pocket. All financial statements, including budget and budget changes, will be presented at HOA board meetings. The Treasurer will be responsible for identifying and presenting any discrepancies, trends, concerns and observations and recommending courses of action. Complete financial statements will be posted monthly on the HOA website for all residents to view. This is the transparency you can expect.

Quality leadership involves an absolute commitment to making informed and intelligent decisions based on what is in the best interests of the community. We can and will provide that leadership.

Subject – I have already voted and submitted my ballot. Can I change my ballot?

Yes, you can change your ballot. Given the time constraints of the election, the two ways to proceed are:

A. If you have already sent in your ballot. You must go Specialty Management to pick up a new ballot. They will void your previous ballot and allow you to vote it again. Call their office for specific office hours and directions. Their phone number is 407-647-2622.

B At the HOA meeting on Tuesday, if you arrive early, you may be able to collect your ballot and exchange it so you can vote again. However, we understand that ballots must be received or amended no later than 6:00 p.m.. Voting ends at 6 p.m.!
